A poorly maintained building can easily become a major threat, especially when its facades are exposed to the weather. In order to remain safe for its occupants as well as for those who circulate within the vicinity, a building must therefore be maintained in a constant and meticulous manner.
As the owner, you are responsible for the building’s compliance.
Does your building comply with the Régie du bâtiment du Québec’s requirements? The first step to ensuring this is to request an inspection report.
The production of a facade verification report is required by the Safety Code for any building with 5 or more storeys above ground. This inspection report ensures that your building complies, and that it meets the requirements of bill 122 issued by the Régie du bâtiment du Québec. This allows you to prevent potential perilous conditions.
In addition to the legal requirement to obtain an inspection report, it can also allow you to anticipate and prevent significant repair costs arising from future problems. Indeed, an inspection of your facades can allow you to detect any anomaly that could pose a risk for your property, whether visible on the surface or not.
As an owner, you must obtain the first inspection report for your facades no later than on the tenth anniversary of the construction of your building. Once this first verification report has been obtained, you are required to renew it every 5 years, in accordance with bill 122.
